my big concrete pool is now a koi pond

That is exactly what it needed, arcsine.

Beautiful.

My only thought is of that tree in the back yard.
And whether the roots through the foundation or uphill water sources will ever become a problem.

Concrete (GFRC) countertops and floating shelves. Used the same cabinets sprayed with Hot Rod Flatz urethane with a flat clear coat.

Maybe it's the lighting, but the Laura Ashley kitchen might be better than the Chipotle one.

Thanks John. This was my waking life on nights and weekends for six months or so and I'm happy how it came out. This was just part of an entire household remodel that I'm down to just two rooms left.
So far water has not been a direct issue on the foundation (drains are working) and the nearest trees in my forest of a back yard are at least 30 feet away from the foundation. Your points are well taken but so far so good.

Garage
18 months ago we purchased a home that was built in 1990 as an exact copy of a 1910 Montecito (Santa Barbara area) Spanish Colonial. The 1990 building plans were meticulously copied from the original plans, exceptions being that is was wired, plumbed etc to 1990 building codes.

The prior owner used nothing but the best craftsmen to build the main house, and their quality work shows through to this day. Unfortunately, when they completed the house and departed the job site, the quality work ended there.

We spend a huge amount of time outdoors in So Cal., and at our prior home we had a nice, solid roof patio and outdoor kitchen for entertaining and for everyday use. But at our latest home it was anything but solid. The wood was rotted, and the owner had used some kind of corrugated fiberglass roof, and since it was almost level, it leaked. Badly. Further, there was little to no room under the roof because it was small and because of the stoops outside the french doors.

The forlorn patio:

Where we moved from and what we'd become used to at our last home (Realtor's sales photos):

Phase 2 - Demo

I was surprised how odd the house looked with eves.

No matter where we dig here, we hit boulders...

Construction!

I upgraded the gas line to 1 1/2"

(Each post will sit on a 30" X 30" pier, and was plumbed for gas, water and 110V AC.)

In all we raised the patio 6" to the level of the inside floor, and we raised the roof 32" at the high point.

Framing

We were careful when we removed the old rafter tails that held up the eves, and so the new beams neatly fit back into their place. they extend 30" past the edge of the wall.

2X6 T&G was used for the roof, with cutouts for sky lights.

Ps. Thanks Captain. Unlike yours this one isn't really old, but it does fool a lot of people. Especially due to its foot thick walls.
