reroofing contract template?
Can anyone provide me with a good reroofing contract? I am in the process of selecting a roofer and want to make sure I have all my bases covered. Thanks in advance.

This is just a small part of our contract: Contractor shall commerce the work no later than xx working days after the signing of this Agreement and shall complete the work no later then xxx days thereafter. Should the contractor be delayed in completing the work by circumstances beyond his control, the time of the completion shall be extended for such time lost. The actual Cost of the Work shall constitute the Guaranteed Maximum Price of ONE HUNDRED SEVENTEEN THOUSAND ONE HUNDRED SEVENTY DOLLARS AND NO CENT. $ 117,170.00 In the event the Contractor shall produce the work in excess of the Guaranteed Maximum Price, the Contractor shall pay 100% of the excess out of his own funds. Any additional work requested by the Owner outside the scope of this Agreement shall be evidenced in writing and signed by both parties. The final payment, constituting of the unpaid balance and the guaranteed Maximum price, if any, shall be paid by the Owner to the Contractor when the Work is completed in accordance with the requirements of the Contract Documents; and the satisfactory correction of deficiencies as enumerated by a comprehensive final punch list as agreed upon by the Owner and Contractor not final inspection. |

Looks like you're covering the paperwork. I'll add the codey language.
? Who's responsible for permits? ? Residential construction? if so, ice guard needs to be applied up to 24" inside the building wall line. With it being in rolls 36" wide unless you've got a 12" overhang that's 2 layers to get you 24" into the building. ? Anything about flashing and counterflashing the chimney? ? Cricket roofs and how they are done ? Ventilation at peak? Commercial??? Adding roofing over existing and will it overload the bar joists? ? Any hot work tar etc? and do they have a hot work permit and will they follow it? General? If they overload the roof such as Scubasteve's place who's gonna pay for damage ? Are they going to use OSHA approved anti fall devices etc so that if cousin Bob falls he can't sue you as the homeowner? |

Make the contractor get the permits, this way he's responsible. Around these parts, all roofing contractors must have insurance.
