Hehe, i'm with you, bye bye condos, hello yurts!!!

Frankly, I’m surprised that the property has already been sold. I would imagine that there’s a percentage of the population that wouldn’t ever consider buying a condo there, as they could never forget what happened and how many people died.

Also I would be interested to know exactly if the surrounding buildings ever experience water intrusion the likes of which Champlain South experienced.

A little. I grew up on the barrier island of Wildwood in New Jersey. I am in the insurance and Real Estate business and have insured, inspected, built and sold many condominium, hotel, motel, single family home projects on the island. I have clients up and down the New Jersey coast.

I specialize in loss mitigation and risk assement for Coastal Hotel, Motel, and Condominiums. My business is called Coastline Insurance Agency. Feel free to look it up.

Granted I do not have all the information in front of me those investigating do, I am only by my experinece and the same information availalbe to you and everyone else on the internet. I have been wrong on occasion.

If you look at what we know ground water infiltrating the garage doesn't cause water damage to unit 611 or cause water to pool in front of unit 111 on the pool deck, everything is stacking.

If we put cameras on the location you will see depending on the water table. More water in the area if the tide is high, less when the tide is low. Higher levels after a storm when the water table is higher. If I remeber correctly the building is about 400' from the mean high tide line and 4' above sea level. The garage is below grade. Assuming only an 12' ceiling that means the slab is 8' below sea level.

Again, every other building on that Island is subject to the same hydrostaic pressures as this building. I started in my second post to you regarding the other buildings but deleted it as I though the post was getting to lengthy and stayed just on this property. They may or may not have the same issues depending on age, maintenance, etc.

I don't need to make videos these guys alread made them.

Interesting comments in this article about buildings and inspectors during the cocaine heydays in the 80's. Inspectors being bought off, questionable funding of projects and cutting corners, have a look.

Yep I've seen others too. Lots of "shore" 'coast" names around.

It doesn't suprise me. That sort of thing happens all the time, not necessarily drug related just paid to turn a blind eye to corner cutting. We have all sorts of code violation down here. Improper fire walls, material coverings, etc. Look at this deck collapse that occured during the firemens convention in 2019. This deck managed to stay staning for about twenty years before it came apart.

This was an old rooming house converted to Condos. Tell me what you see.

Hint #1. Look where the deck came free from the building.

Hint #2. Look at the decking.

Hint #3. Look under the decking.

This building was ridiulously bad. Here is another pic. It's amazing no one was seriously injured or killed. All three levels came down. It's been all prettied up and occupied again.

No but as a teenager I went to NYC and various places around there. Loved it.

Wildwood, with a beach atmosphere, then proximity via train or motorway to Philadelphia and NYC if you need to go there. Sounds perfect.

I grew up in the panhandle of Florida, we lived in Destin in the late 70's, there was only one traffic light there at the time and that was at Gulfshore Drive. We lived on Holiday Isle, 607 Gulfshore Dive, house was washed away by hurricane Opal in 1995 though. My parents had a real estate company in Niceville, Fl for some time. I spent a lot of time in and around condos but, obviously being a kid at the time I wouldn't have paid any attention to things concerning construction. I do not recall any parking garages being below grade though.

There will be plenty of clueless people happy to by a condo there. Lots of people are clueless about current affairs, and have no memory of news stories if it had no personal connection.

No doubt, condo sales in general took a hit with all that publicity of the collapse, especially "sister" building or something built by the same builder.

I would bet the sales staff for the next condo built there won't say a word about the last condo built there.

Location, location, location. The old building has nothing to do with the new building.
