Love it there. I keep my boat in Channel Islands harbor. It's up the left side per pic above :-) Definately get over to Brophy's in Ventura harbor. Great bloody mary's. You may want to check out new condos at Sea Bridge too.

Hugh,

As much as I hate to say this I prefer Houston. Texas has plenty of opportunities. The pictures are nice, but I don't see anything that would sway me away from Texas.

I am sure you know the position my pops is in compared to you. He won't openly admit it, but I know he complains just as much about taxes as you do. And you know what? Even though I make many exponents fewer then you two I still complain and live the way you two do.

You can't feel the temperature and humidity in those images. Neither can you feel the lack of insects. That's the big difference between this place and Galveston. Also, more teeth and less tattoos.

There is something to be said about living in TX or the South though. Your money goes a lot further. If you can stand the climate and the bugs, more power to you!

1. I've been to Houston. I've been to Ventura. If you're comparing the two wrt climate then you haven't been to one of them

It is getting to the point where one realizes that there is NO LATER...that is a beotch of a reckoning

Ventura is a working mans Santa Barbara...and is generally a nie place to live...

Hugh and Zeke complain about the heat inland...what a fking joke..come to LV and the desert in the Summertime...just turn your oven broiler on and stick you head in, that is the same as opening the door at midnight in the desert...

Hugh thinks he is going to turn the AC off at home if he is in Ventura...who are you fooling...

Return on investment on that Condo...if you rent it yeah..and if you want it as a cheaper retreat when you retire...maybe??? There are better quality of life places...than Ventura...

Yeah, I ain't taking the 84 y/o MIL who lives with us to Ventura. I will lock out the thermostat however at the main home.

Hugh, My wife and I are going through the same process of reallocating some funds into real estate. The first property that came into our sights was a three acre parcel that we loved, small house , rolling hills, mature fruit trees,with happy renters that want to stay on. the cost of this place would require that we borrow about 200K, so with morgage costs, taxes, insurance etc. And at 2k per mo.rental income, there isn't any income in it til reselling. And we both knew that we would be so into the place that reselling would hurt. We do need our investments to earn a bit, at least not loose money.
So we have shifted our sights into the condo market in Prince ville. Prices are down a bit there and with good vacation rental consistency there is a 4% / 8% net return possible. And then some upside potential at resell.
Funny neither of us were interested in condos but it does make more sense in an investment context.
Another plus for us, is that we live in a tsunami zone and could use it as a fall back place if the big one comes.
But what I'm getting at is perhaps a shift to a complex that will allow vacation rentals could swing the spread sheet into a nicer balance for you . Then you could book it for your selves when you want to use it.
That is a nice area. Close enough to L.A.to go do stuff if you need to, far enough to be able to catch your breath.

Yeah, we're going to look at several this afternoon. A vacation rental has more appeal from a possible cash flow basis, and booking us into it once in a while. Driving the Targa up there in about an hour.

but as my Vegas aunts would say it's such a dry heat... I don't give a f@ck if it's 0% humidity it's still 110 out! The worst part about it is like you said opening the door at midnight and finding the temperature has not gone down...

Driving through north Arizona a few years back on the way to Ok we looked at the thermometer in the truck right as it hit midnight and 100F...

My house does not have ac, never really wished it did bottom floor is usually 10-15 degrees cooler than than the rest of the house though.

Well we made an offer on a short sale for a one bedroom, two bath 1,430 sq. ft. unit in a nice 3 year old condo complex about 1 mile from the beach. Sold new in 2008 for $375K, we offered what the bank wanted, $214K. So baring something unforeseen, it is most likely going to be ours. Been on the market about 200 days. Total monthly for the mortgage, HOA, taxes and local improvement bonds is going to be about $1,600/month, which I can write off, the realtor also has a rental division and they think we can get $1,850 to $2,000/month rental, so some positive cash flow. I think it is a pretty good deal from an appreciation perspective. It works out to about $149/sq. ft. Comps for comparable units for sale that are not short sales range from $190/sq. ft/ to $278/sq. ft. The bonds and HOA fees are a little steep, and if you were buying to live in, I could see it as a financial turnoff, since you can't write those off as expenses. But as a rental, I will be able to write them all off. No ocean or canal views of water, but if you want that, you will be paying $600K plus for a lesser place. I may keep it for the Summer for my use, and rent it in August/September. It was cool, low 70s there and about 90 inland 50 miles at my house this afternoon. Driving out the 126 highway to Ventura with the Targa top off was really pleasant. Two really nice new Ferrari something or others, both black and no license plates (new, CA doesn't issue temporary tags) came screaming by us on the way home.

Congrats Hugh. It seems like a good situation. Not too pricey to buy but would make a good rental property even if expenses seem high. Personal use and rental is a good combination. Any pics when u get a chance?
